Our STR Fund is for individuals wanting a normal level of return compared to taking on more risk in the renovation fund. By purchasing almost turn-key properties prior to putting them on Airbnb, only minor home modifications and furnishings are needed.

Who’s An Accredited Real Estate Investor?
Accredited investors, in the context of a natural person, includes anyone who:
- Earned income that exceeded $200,000 (or $300,000 together with a spouse or spousal equivalent) in each of the prior two years, and reasonably expects the same for the current year
OR
- Has a net worth over $1 million, either alone or together with a spouse or spousal equivalent (excluding the value of the person’s primary residence)

- Holds in good standing a Series 7, 65 or 82 license

What is the expected Airbnb real estate investors fund yield?
The yield to investors will vary depending on the fund invested in. Our leveraged fund will typically have the lowest cash yield of around 4%. However, this does not include appreciation or loan pay down. Our investors expected cash yield on our standard STR fund is 7% and our Renovation STR Fund is expected to have a 10%+ cash yield. These yields are after our funds 1% management fee and 10% performance fee.
What is our Airbnb investment strategy?
For us our Airbnb investment strategy is simple, while many fractional investment companies only want to buy properties in well-known areas to sell out the offering and get their 10% “service fee”, we are focused on being a fiduciary for your real estate investment. We are doing real estate investing in properties to make money for our investors. This is the only true way for a fractional Airbnb investment company to grow large.
What type of Airbnb rental property do you focus on?
We never limit ourselves to only a specific Airbnb rental property type or exclude any type like condos. Real estate investors that do this are potentially missing out on opportunities. While condo properties aren’t our many Airbnb investment property focus because of HOA fees, sometimes they make sense as a smart Airbnb real estate investment.
Does Airdeed invest in long-term rentals for Airbnb?
No, we currently do not focus on long-term rentals for Airbnb. We do not invest in locations that only allow 30+ day rental properties.
